services start with an assessment of your property and an analysis of the

Should
your home require it, we offer in-house contracting services for all of
you home’s maintenance and repair needs to quickly get your home ready to
lease.
Once
your home is ready to rent we put the “For Rent” sign in the yard and
aggressively advertise your property through online services and this
website.Depending on your home’s
special situation we may also develop additional advertising strategies
including local print publications.
We thoroughly
screen potential tenants by checking credit reports, criminal background checks, verifying employment
history, and verifying rental history.
Once a
tenant is found we will handle the lease, perform a move-in inspection
with the tenant, and familiarize the tenant with home.
We
will handle all of the interaction with tenant through the term of our
agreement including the collection of rent and maintenance requests.
Fees
Once a qualified tenant signs a 12 month lease, we receive a
commission of 80% of one month’s rent.After
that, there is a monthly management fee of 8%. At the conclusion of the initial rental term, if we are able to procure a 12 month
renewal, a commission of 20% of one
month’s rent will be due. In the case that we do not procure a renewal and a new tenant is sought, the fee will be 40% of one month's rent.
